Good questions, plain answers
Deposits vs down payments — what’s the difference?
Deposits are the staged payments you make to the builder before closing (at signing, 30 days, 120 days, and so on). They are part of your down payment, not extra on top of it: at closing you pay the balance of the planned down payment, minus the deposits already credited.
What is occupancy vs final closing?
Occupancy (interim occupancy, for condos) is when you can move in and start paying occupancy fees; final closing is when title transfers and your mortgage starts. For freehold homes there is usually a single closing date. Both dates matter because deposits fall due before either one.
What is an appraisal gap?
If the home appraises below the price you agreed to pay, a lender may fund less than you planned — the difference is cash you would need to cover at closing. The Closing Shield shows this as an illustrative scenario (appraisal −5% / −10% with an explicitly illustrative 80% funding cap). It is not a lender commitment.
What if rates change before closing?
A higher rate raises the monthly mortgage payment on the same mortgage amount. The Closing Shield recomputes your monthly estimate at +1 and +2 percentage points so you can see the effect before you commit. Rate assumptions here are illustrative planning figures, never a live offer.
Should I get a financing review?
Yes — before you sign, and again before closing. A planning estimate is not a pre-approval. A financing review checks the real numbers against a lender’s current requirements, and a lawyer reviews the agreement. Findle Finance plans are built for that conversation, not instead of it.
