Worked comparison — no client involved, no outcome invented
This case study compares two real builder price lists line by line. There is no client in this story, no purchase was made, and no outcome is claimed. Every figure below comes from a dated builder document listed under Sources.

Same headline price, different cash needed
Two homes priced $884 apart. One needs $122,079.80 in verified cash by closing. The other's cash need can't be finished — the builder hasn't published the closing-cost terms.

The short answer
A North Gate Trails 30' detached in Ajax is $799,990. A Five Oaks freehold town in Oakville starts at $799,106. On headline price they are $884 apart — practically the same home, on price alone. But the cash a buyer must have in hand by closing day is not the headline price. It is the deposit, paid during construction, plus the cash due on closing day: land transfer tax and the builder's closing-cost charges. On the verified figures, North Gate Trails needs $122,079.80. Five Oaks needs between $92,457.12 and $122,457.12 on the figures the builder has published — and then an unknown amount on top, because its current closing-cost terms are unpublished. The cheaper headline can need as much cash, or more. Entry price alone does not determine cash needed.
1. The situation
A buyer shopping on headline price finds two freehold homes in the Greater Toronto Area at almost the same number: a 30' detached at North Gate Trails in North Ajax, and a freehold town at Five Oaks in Oakville. Both prices are quoted net of the Ontario enhanced HST rebate for eligible purchasers. Both are new-build homes bought from the builder, with deposits paid in stages during construction and the balance funded by a mortgage at final closing. The question is not which home is better — they are different products in different cities. The question is what each one actually demands in cash, and when.
2. The dated options
| Option | Headline price | Source & date |
|---|---|---|
| North Gate Trails — Ajax— 30' detached | $799,990, net of HST | Lakeview Homes price lists, Nov 3, 2026 |
| Five Oaks — Oakville — Ashford freehold towns | $799,106, net of HST rebate | Caivan grand-opening price list, Oct 2026 |
Difference on headline price: $884. Both figures are starting prices for the lowest-priced model in each comparison — not the price of every home in the project.
3. The constraints
- Same cash question, different homes. This is a comparison of cash mechanics, not a ranking. A 30' detached in Ajax and a town in Oakville differ in size, location and closing date — the comparison isolates what the headline price hides.
- Both prices are net of the HST rebate, for eligible purchasers only. A buyer who does not qualify for the rebate pays HST on top. Neither builder sheet publishes the gross price, so no gross figure is computed here.
- Deposits count toward the purchase price. They are not extra. The cash figures below are the money the buyer must produce from savings — deposits during construction, plus closing-day cash — while the mortgage covers the balance of the price at closing.
- Different timelines. North Gate Trails closes from October 2027; Five Oaks Ashford towns close September 2028. The deposit schedules run on different clocks, which changes when the cash is due.
4. The sourced comparison

Land transfer tax, worked out
Ontario's land transfer tax is graduated — each rate applies only to the slice of the price inside its band: 0.5% on the first $55,000, 1% from $55,000 to $250,000, 1.5% from $250,000 to $400,000, and 2% from $400,000 to $2,000,000. Eligible first-time buyers can claim a refund of up to $4,000. [Ontario Ministry of Finance — first-time buyer refunds]
North Gate Trails — $799,990
$55,000 × 0.5% = $275.00
$195,000 × 1% = $1,950.00
$150,000 × 1.5% = $2,250.00
$399,990 × 2% = $7,999.80
Total land transfer tax: $12,474.80
A qualifying first-time buyer would claim up to $4,000 back, leaving $8,474.80.
Five Oaks — $799,106
$55,000 × 0.5% = $275.00
$195,000 × 1% = $1,950.00
$150,000 × 1.5% = $2,250.00
$399,106 × 2% = $7,982.12
Total land transfer tax: $12,457.12
A qualifying first-time buyer would claim up to $4,000 back, leaving $8,457.12. The $884 headline gap produces only a $17.68 tax gap.
Cash in hand by closing — the arithmetic
North Gate Trails 30' detached
Deposit $100,000 + capped closing costs $9,605 + land transfer tax $12,474.80
= $122,079.80 ($118,079.80 with the $4,000 first-time buyer refund)
Five Oaks Ashford towns
Deposit $80,000–$110,000 + land transfer tax $12,457.12 + closing costs (unpublished)
= $92,457.12–$122,457.12 before closing costs ($88,457.12–$118,457.12 with the $4,000 first-time buyer refund, still before closing costs)
The Five Oaks range already reaches $377.32 above the North Gate Trails total — before a single dollar of development charges, levies or legal costs the builder has not published.
The timing matters as much as the totals. North Gate Trails collects its $100,000 within 150 days and closes from October 2027. Five Oaks stretches its deposits to 330 days — with a further $25,000 on lots 2–21 at 365 days — and closes in September 2028, about eleven months later. A buyer with the same savings needs the money on very different dates.
5. The decision
There is no decision in this case study, because there is no buyer. No one chose between these two homes, and nothing here recommends one over the other. The comparison exists to show what the headline price hides: two homes $884 apart can demand materially different cash, on different dates, with different certainty about the final number.
6. Current status
As checked November 6, 2026: North Gate Trails is selling, with tentative closings from October 2027. Five Oaks is selling; its grand-opening bonuses — including the $5,000 closing-cost cap — expired October 25, 2026, and its current assignment and development-charge terms are unpublished. Both builders' prices are subject to change without notice. Confirm every figure against the current price list before relying on it.
7. Limitations
- Five Oaks closing costs are unknown. The totals above are a floor, not a complete cash figure. Legal fees, title insurance, tax and utility adjustments, and any development charges or levies are not in the published documents for either home and are excluded from both totals.
- Five Oaks deposit ranges are totals only. The per-collection mapping in the grand-opening price list could not be read reliably from the document, so the comparison uses the $80,000–$110,000 town range rather than a per-model schedule.
- Five Oaks bed counts and sizes per model are unpublished. The comparison is on cash, not on the homes themselves.
- HST for a non-qualifying buyer is not computed. Both prices are net of the rebate for eligible purchasers; a buyer who does not qualify pays HST on top, and neither sheet publishes the gross price.
- No mortgage is modelled.Mortgage qualification, rates and the amount borrowed at closing depend on the buyer's file and the lender. The cash figures are the buyer's own money, not the total cost of the home.
8. What another buyer can learn
- Compare cash, not headlines. Deposit total, deposit timing, closing-cost caps and land transfer tax are the numbers that decide whether you can close — and they are barely visible in the headline price.
- A cap is worth more than a low number.North Gate Trails' $8,500 + HST cap lets a buyer finish the maths. Five Oaks' unpublished terms mean the maths cannot be finished at all.
- Expired terms are not terms. A $5,000 closing-cost cap that expired October 25, 2026 is not a $5,000 cap. Always check the date on the price list, not just the number.
- Ask for the missing line before you sign. If the builder has not published development charges, levies or assignment terms, get them in writing from the sales centre and your lawyer before the deposit schedule starts.
